House of Time Restoring 701 Frederick Road

Crown Title Corporation is honored to have assisted Joe Loverde of Realty Concepts (www.RealtyConceptsMD.com) with the sale of the Frederick Road building which previously housed Dixon's Signs. The building at 701 Frederick Road is the latest string of commercial buildings on Frederick Road to be sold and renovated, fueling an economic revival along the main street through Catonsville. This, despite a lingering listlesssness in the general economy.  
 
According to Loverde, the sale of the commercial building was complex and took a year to complete. "I needed to find the right buyer, someone who had both an interest in saving the structure and the patience and wherewithal to persevere to a successful conclusion. Jim Himel has a long interest in preservation in the Catonsville area."
 
In describing the problems, Loverde said that "the building was old and in disrepair. It had been added to over the years and the original structure was obscured." In addition, he said, "the title was encumbered and the financing was very difficult. In my more than thirty years of experience in commercial real estate, this was one of the most complicated deals I have negotiated."
 
But the outcome was worth it, according to Loverde. " It allows an historic structure to be recycled and reused on Frederick Road
 
According to Loverde, "Few places have the opportunity to preserve and recycle—look at the success of Ellicott City and Hampden which are hubs of small-business entrepreneurs and restaurateurs, drawing visitors from around the region, I am proud to have been part of that energy."
 
The renovations of the historic building are almost complete, and it will soon be reborn as a retail shop and cigar parlor. The House of Time and Jewelry, currently located on Baltimore National Pike, is scheduled to relocate to the building in May. They will use the front of the building for their retail space and the back as a tobacco humidor room and cigar-smoking parlor.
